Positive Employment is currently recruiting for a Finance Analyst for our client a local government organisation in Brent, London.
The successful candidate will undertake a detailed review of a significant sample of the organisation’s leases from their total of 4,058 leases across 458 blocks and 456 TP1 homes (where part of the freehold has been transferred with a TP1 form). This would be at least one lease from each of the 458 blocks and one from each of the 456 TP1 properties.
This role is a 3 month role month initial contract with the possibility to extend. This role is hybrid working.
Further job context:
- Assess the leases from the HM Land Registry database, downloaded, reviewed and all relevant information recorded on a template.
- The information recorded in the template would be by NEC property reference and include: address, estate name, number of properties on estate, name of block, number of units in the block, premises type, floor level, number of bedrooms, tenure (shared ownership/ leaseholder), freeholder name, managing agent if third party managed, lease commencement date, lease term, gross rent on commencement date, initial administration charge (value, frequency and review date), service charge review date, service charge proportion (block), service charge billing cycle, accounts certification requirement(s), provision for internal repairs, sinking fund provision, obligation to insure the building, staircasing provision (percentage and rate), and any other relevant details.
- The expectation is that the initial phase would take in the region of three months and involve the download, review and recording of the defined information in a template format and the creation of a database of approx. 1,000 leases.
- This would identify urgent risks, clarify insurance responsibilities, and identify schemes for deeper review. Some additional time may be required for legal complexity and document quality. Sometimes leases have missing pages or are difficult to read.
- There may be some follow-on work required to support the service charge review, admin unit code structure hierarchy, and to ensure compliance with the information derived.
Personal Requirements:
- Previous local government experience (Desirable).
- Good analytical and Excel skills.
- Experience in reviewing leases (Desirable).
- An understanding of service charges and admin unit code hierarchies (Desirable).
Working Hours: 36hrs / 9:00am – 17:00pm
Pay: £400.00 per day
